Six questions about buying property in Cyprus, put to an AI search engine, every cited source recorded. Estate agencies held 14 of 69 sources (20%). On two of the six questions they held none at all, and those two are the ones a buyer asks at the exact moment they decide to act.

The two questions where no agency exists

Asked for a real estate agent in Nicosia, the engine cited twelve sources and not one was an agency website. Asked how to buy a house in Cyprus and who to contact, it cited eleven, again not one agency. Both answers were assembled from portals, ranking articles, a law firm’s guide and a UK government page. The buyer who has just decided to move is handed everyone except the people who sell property.

The 55 sources that were not an agency site break down into 26 property portals, 15 ranking articles and guides, 10 directories and 4 social profiles. Portals alone outnumber the agencies almost two to one.

What this means if you sell property in Cyprus

The portals are not competing with you for listings. They are competing with you for the buyer’s first question. And on the evidence of this measurement, they are winning it outright.

That has a cost you can calculate. A buyer who reaches you through a portal is a buyer whose attention you rented. A buyer who reaches you because an AI named your agency when they asked who to contact is a buyer you own. The measurement says the second kind currently barely exists in Cyprus.

The way back is not more listings. It is having pages that answer what a buyer actually asks before they browse: how the purchase works, what the fees are, what a foreigner needs, which area suits which budget. Those are the pages the engine had to source from a portal because no agency had written them.

What this measurement does not show

Six questions are six questions. An AI search engine does not return the same answer to everyone, results shift over weeks, and a different phrasing would produce a different list. What this does establish is the shape of the market on the day it was measured, with every source recorded and open to inspection. Treat it as a reading, not a verdict, and take the reading yourself before you believe ours.

How it was measured

Six questions, phrased the way a buyer actually types them, put to an AI search engine for the Cyprus market. Every source the engine cited was recorded and classified by hand: the website of a business in this sector, or a portal, directory, social platform or ranking article. Domains were only counted as a business website after being checked by name. An earlier automated pass counted every unfamiliar domain as a business and overstated the figure badly, which is exactly the kind of error that makes a measurement worthless.
